
The Springleaf area is set to welcome another high-rise private residential development with the tender launch of a 2.44-ha site in Upper Thomson Road (Parcel A). The future residential project on the plot is expected to attract buyers in view of its strong connectivity and retail offerings on-site.
The 99-year leasehold GLS site can potentially yield 595 new homes and an estimated 2,000 sq m of commercial space on the first storey. At the close of tender in October 2025, the site garnered five bids, with the top bid of $613.9 million tabled by Wee Hur Property and GSC Holdings. The top bid price works out to a land rate of about $1,062 psf ppr. This is higher than the neighbouring Parcel B site (now known as Springleaf Residence), which was awarded to a joint venture between GuocoLand and Hong Leong Group for $905 psf ppr in April 2024.
In view of the robust demand for homes at Springleaf Residence, it is likely that the upcoming project on Upper Thomson Road Parcel A will similarly find favour with homebuyers, particularly since this site may be linked to the Springleaf MRT station and will feature shops and F&B space within the development.
In August 2025, the 941-unit Springleaf Residence sold 870 units (92%) on its launch weekend - indicative of the healthy demand for non-landed private homes in Springleaf estate, which is mainly dominated by landed housing currently.

In the arms of nature while connected to the city
Located on the fringe of the Central Catchment Nature Reserve with Springleaf MRT station right at its doorstep, the future project on Upper Thomson Road (Parcel A) could capture the hearts of homebuyers seeking the best of both worlds: living right beside nature without compromising on convenience and connectivity.
Springleaf MRT station is connected to the city and the Orchard Road shopping belt via the Thomson-East Coast Line (TEL), which also offers direct access to the Woodlands regional centre and the Causeway Point shopping mall that are two MRT stops away. Weekend getaways to Malaysia would likely be more convenient for future residents when the upcoming Johor-Bahru-Singapore Rapid Transit System Link (RTS Link) is ready for passenger service by the end of 2026. The RTS Link will be connected to Woodlands North MRT station on the TEL, which is three MRT stops from the project site.
Meanwhile, hiking enthusiasts and nature lovers would appreciate the site's proximity to the sprawling Central Catchment Nature Reserve, home to well-known nature spots such as the Jelutong Tower and TreeTop Walk in MacRitchie Reservoir and a vast variety of local flora and fauna. Alternatively, residents could opt to have a leisurely stroll at the nearby Springleaf Nature Park, and those up for more cardio workout may continue their journey to the Lower Seletar Reservoir. The site is also a short car ride from the Mandai Wildlife Reserve (Singapore Zoo, River Wonders, Night Safari, Bird Paradise and Rainforest Wild Asia), one of Singapore's most popular attractions among locals and tourists.
Some units in the future development could potentially enjoy breathtaking views of the surrounding estate and the lush forest, as most of the nearby homes are low-rise buildings.
Schools and amenities
The site has a minimum gross floor area (GFA) of 1,000 sq m stipulated for a childcare centre according to the URA. This will offer much convenience to parents with young children. However, there are presently no schools in the immediate 2-km radius of the site. Beyond this, the nearest schools include Peiying Primary School and Naval Base Secondary School in Khatib, as well as Anderson Primary School and Presbyterian High School near to the Lentor estate. This could be a key consideration for families with school-going children or couples intending to start a family.
In terms of amenities, the commercial component of the future development could offer some retail and dining options for residents to meet their daily needs. For avid foodies, there are also eateries and cafes serving a variety of local delights and international cuisines located along Upper Thomson Road. Future residents can also head down to the 96,000 sq ft Lentor Modern Mall located just one MRT stop away. The Lentor Modern Mall offers a mix of lifestyle offerings and essential services, including retail shops, a supermarket and a childcare centre. More commercial offerings are also available in Ang Mo Kio central, which is a short 15 minutes' drive away.
With all that has been said, Springleaf is set to welcome more activity and growth opportunities in the near future when both Springleaf Residence and the Parcel A development are fully completed.
